Pattern of Residential Mobility in Lokoja, Kogi State, Nigeria

The study analyzed the residential mobility in Lokoja with a view to evolving predictable pattern of the factors influencing residential mobility in Lokoja Nigeria. A survey research method was adopted. Both qualitative and quantitative data collection methods were used. Collection of quantitative data was through oral interview and nonparticipant observation while quantitative data was collected using unstructured questionnaire and secondary sources such as books and journal articles. Study revealed that intra-neighborhood residential mobility, intra-residential density mobility and inter- residential density mobility were the patterns of mobility in Lokoja. The predominant factors include Security, Commercial activities, travel behavior/proximity, household life cycle, Facilities, social status, work/personal
and neighbourhood characteristics. The highest factor that influenced mobility in Lokoja was security, The result revealed that there were significant differences in the factors that influenced residential mobility among residents in Lokoja. The policy implication of the research is that a design approach, which responds to the expectations of the users, gives importance to social and cultural values, with enriched modern-technological understanding should be adopted. With such an understanding, economical and fast dwellings will be constructed and provided
