ASSESSMENT OF THE IMPACT OF FEDERAL UNIVERSITY OF TECHNOLOGY MINNA LOCATION ON THE PHYSICAL DEVELOPMENT OF GIDAN KWANO VILLAGE

ABSTRACT;

It has been argued from several quarters that the l guided and monitored. ocation of a Tertiary institution in an area is a The establishment of Federal University of Technology Minna in Gidan Kwano has led to the emergent of various transformations in the community which shows tendencies towards chaotic physical development and unprecedented growth in the environment. This res earch aims to Assess of the Impact of Federal University of Technology Minna Location on the Physical Development of Gidan Kwano village. Several objectives were identified so as to achieve the aim of this research, namely; to; evaluate the existing situat ion of developments in Gidan Kwano, assess land perception on physical growth of Gidan Kwano. The work utilized the use of questionnaires (a total 120 questionnaires were used), satellite im ageries of the year 2005, 2010, 2015 and 2018 were acquired and analyzed using descriptive analysis and ArcGIS software to determine the variation in land use between the year 2005 and 2018, while the results were presented on tables, maps and charts. The study revealed that there has been a tremendous increment in the use of land especially residential uses and emergent of several infrastructures in the village. Also, it was discovered that there is serious trend of developments either close to the water b ody or under high tension route which thereby subjects the inhabitants to risk. It was therefore concluded that the work recommends the preparation of a developm ent plan and policy to guide the pace of physical growth in Gidan Kwano village and an alternative site should be provided for the commercial activities and real estate developers should be enforced to adhere strictly to planning standard in terms of development setbacks.
